Frequently asked questions
Is this required by law?
Several states (CA, GA, MA, MI, NY, others) require a written move-in/move-out condition statement. Even where not required, photo-documented condition is the only defensible basis for security-deposit deductions.
Should the tenant sign this?
Yes — both parties initial each room's condition and sign at the end. Provide the tenant a copy. Refusal to sign should be noted with the date.
